This is a Court Ordered Live on-site Auction - All Sales are Final Pending Judge’s Signature. Please pay very close attention as this will cover the terms and conditions for the property. The highest bid plus a 10% Buyers Premium will be the total sales price. All successful bidders will be required to sign a contract day of sale, in addition to deposit paid day of sale VIA CASH, GOOD CHECK, or money order. Contract will be executed and fulfilled once requirements for closing are met as set out in the contract. This a LIVE auction is a CASH SALE not contingent on or subject to financing, appraisal, survey or inspections of any kind, as agreed to by bidders at registration prior to bidding and specified in the attached Auction Sales Contract.
Auction Sales Contract along with any other paperwork pertaining to each sale will be signed by the successful bidder, who must execute a sales agreement contract with signature with DeLozier Auction Inc. day of sale. An earnest money deposit (10% non refundable deposit of total purchase price made payable to DeLozier Auction Inc.)
Default remedies are reserved by DeLozier Auction Inc, and the Seller. In the event the buyer defaults and doesn't close property within time allotted, the 10% deposit is forfeited by the purchaser, and becomes the auction company's. AUCTION SALES CONTRACT and STATEMENT OF SALE: The property is offered under specific terms provided in the auction sales contract, and statement of sale. The properties will be sold subject to zoning, easements and restrictions of record and will be sold as described from maps. The properties will be sold free from all encumbrances and a Warranty Deed will be executed by the owner to the purchaser for said Real estate.
Terms for Real Estate are 10% down day of sale with balance due from purchaser at closing within 30 days or less. Buyer to pay one-half of closing fee, in addition to their other individual closing costs. Please note that Kiser & Black will be the exclusive closing agent for the transaction.
