Terms
Real Estate: A 10% buyer’s premium will be added to the final bid price. Property is sold AS IS. A 10% deposit is required at the conclusion of the sale. Closing must occur within 30 days or less.
Homes built prior to 1978 may contain lead-based paint.
Extended bidding applies to the real estate auction. For example, if the home receives a bid at 1:59 PM on the day the auction closes, the new closing time will be extended to 2:04 PM. Bidding will extend by 5 minutes if a bid is placed within the last 5 minutes of the auction. Once all bidding is exhausted and no additional bids are received, the time will count down and the auction will close. This closely mimics a live sale.

Items not picked up from the auction that remain at the residence at the time of closing become the property and responsibility of the new homeowner.

No checks will be accepted unless you are known to us, and checks must be drawn on a local bank. You must notify us in advance if you plan to pay by check. Cash is always accepted, but the buyer must notify us before the end of the auction if paying with cash.
Unless prior payment arrangements have been approved, payment will be made using the credit card on file that was used to register for the auction. Payment must be made in full before any items are removed from the premises.
An auto-extend feature applies to each individual lot in this auction. If a bid is placed on a lot within the last 5 minutes of that lot’s scheduled ending time, bidding on that lot will extend by 5 minutes. This extension applies only to the lot receiving the bid and does not extend the closing time of other lots. Once all bidding on that lot is exhausted and no additional bids are received, the time will count down and the lot will close. This closely mimics a live sale.
Personal property items will also have a staggered closing.
